The aesthetic of this mountain view is beyond measurement; however, the market value of the vantage point can be determined. We are currently doing just that, determining what this vantage point property is worth in comparison to others that have sold in the same or similar markets.

In addition to valuing the surface rights, there are other aspects to this vantage point property that need to be considered. As seen in the photo, there is timber that is in varying stages of growth/age which could be harvested. However, would such a process bring in enough monetary benefit to off-set the reduction in value caused by the impairment to the beautiful setting? At what point can both aspects of advantage be satisfied, resulting in maximum benefit to the landholder?

Besides the advantages of owning the vantage point and the trees, there are sub-surface resources that may or may not be of benefit to the landholder. We know that there is coal, oil and natural gas in these hills but the question is, what is the cost to benefit ratio of getting these commodities to market? This question requires that we look at the quantity and quality of the resource, the demand for the resource after being brought to the surface and the costs associated with bringing the resource to the surface.

The results of all of our analysis will be a concluded value for this property, with measurements of the pros and cons associated with various probable utilizations. Armed with our analysis and value conclusion, management and owners will be equipped to make hard decisions on the future of the property.
